Consultation

We’ll sit down with you to discuss the proposed construction or renovation plans if you are a Building Owner or discuss the notice you have received if you are an Adjoining Owner, explaining the legal obligations outlined in the Party Wall Act and clarify any concerns or queries you may have.

Inspection

If there is a dispute and we are appointed under the Act, our team will conduct a thorough examination of the properties involved, assessing the condition of the party walls and adjoining structures. This is important for identifying any pre-existing damage and documenting the properties’ current state.

Review

We will analyse the proposed construction plans and assess their potential impact on the properties, if they indeed effect the Party Walls and the extent of that effect. Here, if you are a Building Owner, we may offer recommendations or modifications to mitigate potential risks and minimise disruption before we are formally appointed.

Delivery

Finally, if you are a Building Owner, we’ll draft up a legally binding document, The Party Wall Award, detailing the time and manner in which the works will be carried out. This agreement typically includes details such as the proposed construction works, access arrangements, and procedures for resolving disputes. Once all parties have signed the agreement, construction can proceed in accordance with the specified terms. If you are an Adjoining Owner, we’ll review the Award and confirm it’s suitable for implementation.
