Independent Monitoring Surveying – Wembley Residential Development

This project involves the redevelopment of a former two-storey mock-Tudor detached house, previously used as a doctor’s surgery. The site is being transformed into a modern four-storey residential building comprising nine high-quality flats.

Brief:

We were appointed to provide independent monitoring surveying services in Wembley, ensuring the development adheres to the agreed budget and quality standards, complies with statutory requirements, and aligns with the lender’s expectations.

This included: 

  • 1 x one-bedroom unit
  • 6 x two-bedroom units
  • 2 x three-bedroom units

Each flat benefits from private amenity space, with ground-floor units featuring patios and upper-floor units having balconies. The development also includes ground-level parking, accessed via an undercroft from the street.


The project is currently at the first fix stage, with structural and service installations underway. Our responsibilities include: 

Project Outcomes:

HORDE was appointed to provide independent monitoring surveying services, ensuring that the project aligns with the agreed budget and programme, design specifications, quality standards, and lender requirements.

Construction details and progress:

The development is currently at second fix stage and is being constructed with a steel frame structure, with fair-faced brickwork and composite cladding to the elevations. The roof will have a flat covering, and all floors will be accessible via a lift. The internal layouts feature open-plan kitchen, dining, and living spaces, designed to maximise functionality and comfort.

Key monitoring surveying responsibilities:

  • Conducting regular site inspections to assess progress, budget and workmanship.
  • Ensuring compliance with planning permissions, building regulations, and lender requirements.
  • Reporting on key project milestones, identifying risks, and advising on mitigation strategies.
  • Monitoring health and safety practices to maintain site compliance and minimise potential hazards.
