Oast Farm Development – A Sustainable Residential Scheme in Kent

Oast Farm is an exciting new residential development in the heart of the Kent countryside, transforming a rural site into a thoughtfully designed community of 13 high-quality homes. Delivered through a joint venture between HORDE Developments, Trident Construction and Highbrook, the project aims to set new benchmarks for sustainability, liveability and design within the region.

Location

Nestled within the Garden of England, this countryside development offers tranquillity while remaining well connected to nearby towns and essential amenities. The surrounding barns, natural water features and expansive green spaces underpin the rural character and inspire the architectural approach.

GDV: £10.2 – £11 million

The Development

The scheme will deliver a carefully curated mix of detached and semi-detached homes, each designed to suit modern lifestyles. A generously sized communal green area will create a strong sense of place and encourage interaction among residents.

The Site

Currently made up of five traditional barns, a natural lake and a flowing brook, the site provides a unique opportunity to integrate sustainable water management into the masterplan. The landscape strategy will respect the existing rural character while enhancing biodiversity and long-term environmental quality.

The development is accessed via a 400m single-track driveway leading from the main lane, unfolding into a peaceful, secluded enclave within the rolling Kent countryside.

The Layout

The masterplan balances privacy, wellbeing and green space. Homes are sensitively arranged around a central communal green and orchard, with natural water features incorporated into the SUDS strategy and wider landscape framework.

The Specification

Oast Farm is being designed to deliver an award-winning specification with sustainability at its core. Key features include:

  • EV charging points
  • Air source heat pumps
  • Sustainable drainage systems connected to the lake and brook
  • Underfloor heating

The Infrastructure

The rural nature of the site presents some challenges around utilities. HORDE and its partners are working closely with key providers to secure efficient, future-proofed solutions that support both project viability and long-term functionality.
