Project Summary:

Our team acted as both residential project manager and contract administrator for the office to residential permitted development of a former bank in Twickenham, South West London.

The landlord’s goal was to reposition the property as a mixed-use investment, with a ground-floor commercial unit and residential flats above.

The conversion involved significant technical challenges. The building’s historic fabric needed upgrading to improve fire performance and to achieve effective separation between the different uses across floors. Due to the height of the building, a sprinkler system would typically be required; however, limited water pressure and restricted space for storage tanks meant a fire engineer was appointed to develop an alternative compliant solution.

Internal faces of external walls required insulation to improve thermal efficiency in line with modern standards and complement the electric heating system specified. In addition, floors between the commercial and residential areas were upgraded to reduce sound transmission and meet acoustic requirements.

The Process:

The scheme was fully designed by an external architect and MEP consultant. The works were delivered in two phases. Phase one involved separating the commercial space to bring it into early use, while phase two focused on completing the residential element.

As part of HORDE’s project management property service, our team prepared the tender documents, appointed a contractor under a JCT Minor Works contract, and oversaw all site activity as residential project manager and contract administrator. Our team ensured coordination between consultants and contractors, maintaining progress and quality throughout.

Outcomes:

The residential conversion (phase 2) was completed within the 16-week contract programme. The project was delivered on time and within budget. Thanks to the quality of finish and careful planning, the flats have been successfully marketed at higher rental values than initially projected by the managing agent.
